Apartments priced below their neighborhood's real market level, per actual transactions from the government real-estate registry. How did we compute this?

How we computed this (and what it isn't)

For each apartment we computed the asking price per m² and compared it to the median price per m² of real transactions from the government registry (nadlan.gov.il) in the same neighborhood — only when the neighborhood has at least 8 transactions, otherwise the city median (at least 30 transactions). Without enough data, a listing simply does not appear here.

Only listings asking at least 7% below the median are shown, and the percentage is always rounded down. Gaps above 35% are filtered out — at that distance the property is most likely not comparable (land value, teardown, building rights), not a bargain.

Important: this is not an appraisal. Condition, floor, view and renovation are not factored in, and the median reflects all transactions in the area, not just similar apartments. A low price can have a good reason — check for yourself before getting excited.
