What is purchase tax

A tax paid by the buyer of real-estate rights, calculated as a percentage of the price by brackets. It is paid within 60 days of the transaction.

Single-home brackets (2026)

Up to ₪1,978,745 — exempt; 3.5% to ₪2,347,040; 5% to ₪6,055,070; 8% to ₪20,183,565; 10% above. The brackets are frozen through 15 Jan 2028.

Additional-home brackets (2026)

For a buyer of a non-sole home: 8% from the first shekel up to ₪6,055,070, and 10% above (a temporary order in force through 31 Dec 2026).

Special reductions

Reductions exist for new immigrants, people with disabilities, and single-home replacement — not included in this calculator. Check eligibility with a lawyer or the Tax Authority.

When is purchase tax paid?

You must pay and file with the Tax Authority within 60 days of signing the purchase contract.

Is a first home fully exempt?

A single home has an exemption band up to about ₪1.98M, above which progressive tax applies. It is not a full exemption but a first bracket at a 0% rate.
